Water bill jumped unexpectedly
A bill that's 20%+ higher than usual with no change in habits usually means water is escaping somewhere.
Hidden leak, unexplained water bill, or dripping you can't locate? We find the source and fix it — without tearing the house apart.
None of these on their own prove a leak, but two or more usually means water is escaping somewhere.

Brown or yellow rings, bubbling paint, or soft drywall — water is pooling behind the surface.
Persistent damp odor in a basement, bathroom, or under a sink — usually hidden moisture.
A faint hiss or trickle that never stops — often a supply line or toilet flapper.
With a slab leak, hot water lines under concrete can warm the floor above them.
Ongoing slab leaks can shift soil under the foundation and crack tile or drywall.
Two steps: pinpoint the leak without tearing things open, then repair the actual cause.
We start non-invasively. Acoustic listening equipment, moisture meters, and thermal imaging narrow down where the leak is before anything gets opened up. For slab leaks, we use pressure testing on the hot and cold lines to tell which side of the system is losing water.
Get an estimateThe repair depends on what's leaking and where. A dripping fixture gets a new cartridge or valve. A pinhole leak in an accessible pipe gets a repair or a short repipe. A slab leak may need rerouting above the slab instead of breaking concrete. We quote the repair before we start.
Get an estimateLeak detection is a diagnostic service — we charge for finding the leak, not for guessing at it. The fee covers the equipment and time it takes to pinpoint the source. If you approve the repair, that detection work informs the quote.
Estimates for the repair are free. The detection fee is quoted upfront. If we can't find the leak, we'll tell you that too — you won't be charged for guesswork.
Leak detection typically runs $250–$500 depending on complexity. Repairs are quoted separately once we know what we're dealing with.
Straight answers to what people ask before booking a detection visit.
Acoustic listening equipment picks up the sound of water escaping under pressure. Moisture meters tell us where the drywall or slab is wet. Thermal imaging shows temperature differences from water. Between those three, we can usually pinpoint the leak within a foot or two before we open anything up.
A slab leak is a leak in a water line running under the concrete foundation of your home. They're common in older homes with copper supply lines. The symptom is often a warm spot on the floor or a water bill that keeps climbing with no visible source.
Almost never. Most leaks we repair are fixed in a single visit, and we keep water on in the rest of the house. For a slab leak, we usually reroute the line above the slab rather than break concrete — much less disruptive.
Sometimes. Most homeowner policies cover the water damage caused by a sudden leak, but not the leak repair itself. Check your policy and we can help document what we find so you have what you need.
Sooner is better. A slow leak can go months before it becomes visible, and by then it's usually caused water damage to framing, insulation, or drywall. If you suspect a leak, get it looked at before the repair gets bigger.
